Covid-19

As the country emerges from the lockdown, and restrictions are easing, it is very encouraging to see that the majority of businesses on the estate are now operational, albeit in a lot of cases it is a necessarily slow resumption of business,  as we have to adapt to the “new normal”.We trust that your families, staff and customers have stayed well during this incredibly challenging time, and we wish you all the best for the months ahead.

 

The Estate management office is operating on a part remote basis, but we can be reached by telephone/email as usual, and as always, security is operational 24/7.  Since the relocation of Security Projects to the new Estate House, we are better placed to work together to manage the Estate.

We would also like to thank all the estate occupants for the payment of the service charges, which are essential to ensure we can provide the necessary services on the Estate. We have, as far as possible, minimised the expenditure over the last quarter to enable us to lower the end of quarter charges.  We hope that the negative effects of the lockdown will diminish in the latter part of the year, when we anticipate that the service charge will also return to more normal levels.

Projects completed

Roadtechs Phase 3 – Manor Way Business Centre – Concrete profiled repairs/Techcrete repairs/Overband sealing, road markings.

The works undertaken will offer benefit to stakeholders of the business centre by preventing further deterioration and extending the service life of the existing pavement structure. The surfaceof the concrete slab identified had become weather and traffic damaged compared to other slabs on the business centre, which are in reasonable condition. The loose aggregate from this particular slab could have caused damage to vehicles and pedestrians using the area. Protection of this slab at this stage will save on expensive and more distruptive works in the future.

 

The works, which form part of the ongoing infrastructure management programme, were undertaken out of hours to minimise disruption and inconvenience to the business community.

 

 

Projects awaiting completion 

 

Currently Roadtechs along with the Fairview Industrial Park’s Management Team are undertaking an asset review of the footway and carriageway network throughout the estate. The resultant condition survey will be analysed and future programmed  work possibly starting with Phase 6 in late summer/autumn 2020 will be prioritised based on the information collated.

Dear BID Members

 

 

I want to take this opportunity to say a few words of thanks.  Firstly to those Members who, early on, were able to donate spare PPE masks, gloves and aprons to the GLA, alongside hundreds of London’s businesses. It was very much appreciated by front-line workers in the NHS at a time of crisis.

Secondly, I appreciate the effort of many of you to pay your BID levy on time.  This has enabled us to not only continue with all essential services, but to fill some gaps left by the Local Authority having to pull back on many functions.  Our security patrols have continued, we’ve been in constant contact with Police and the Council to combat crime and anti-social behaviour, and have dealt with numerous reports of illegal dumping to keep our BID area as clean and maintained as possible.

WE CONFIRM WE ACTIVELY DISCOURAGE UNMARKED VEHICLES/VANS FROM ENTERING THE ESTATE.  THERE HAVE BEEN RECENT INCIDENTS WHERE UNAUTHORISED VEHICLES HAVE ENTERED THE ESTATE AND PROCEEDED TO REMOVE ITEMS FROM SKIPS/OUTSIDE OF PREMISES.

WHEN ASKED TO LEAVE, THE INDIVIDUALS HAVE BECOME ABUSIVE / THREATENING.

UNFORTUNATELY, ON OCCASIONS THESE VEHICLES/VANS HAVE BEEN INVITED ONTO THE ESTATE BY BUSINESSES TO REMOVE RUBBISH ETC.

HOWEVER, WE WOULD REALLY APPRECIATE IT IF YOU CAN AVOID INVITING THESE INDIVIDUALS ONTO THE ESTATE PLEASE.

 

In general, crime on the estate appears to be under control.  All mobile patrol vehicles are fitted with on board cameras, on board tracking and panic buttons. The mobile patrol guards are fitted with body cameras

LATEST REPORT FROM RENEWI

Renewi has not received any new fly complaints since the last newsletter in March 2020. We are now mid-way through fly season and the implementation of our fly management plan is working well. Renewi will continue with the current measures throughout the next few months until the autumn time to ensure that fly numbers remain low.

As a critical service, Renewi has continued to operate since the beginning of the Coronavirus and provide a fully operational service without any issues to the Boroughs and will continue to do so in the coming months.

Estate House Redevelopment / Expansion Update

 

The redevelopment of Estate House has now been completed, and the Estate Management is now fully operational within.

As you can see from the photograph, the new building is significantly larger than the old, incorporating a second floor. There is a larger Board room to accommodate meetings.

The new building complies with modern building regulations and is equipped with solar panels and air source heat pumps to reduce its carbon footprint. The building is equipped with CCTV, and adequate off road parking has been provided.

The first floor is now occupied by the estate’s security, Security Projects UK Ltd.  This is an important evolvement, as the presence of security on the estate is an integral part of the management of the estate.  Occupying the same office will facilitate and enhance the ability of the Estate Management and Security to work together as a team, thus continuing to provide a comprehensive service to the businesses on the estate.

Covid-19

As the Covid-19 epidemic continues to dominate our personal and business lives, we would like to take this opportunity to wish you, your families, staff, customers and suppliers all our best wishes during this incredibly difficult time. Unless we are instructed otherwise by the government, the Estate will continue to be run as normal. Security will be as important as ever, especially if further business lockdown measures are introduced, and so will be maintained at current levels and normal site cleaning will continue. However, where possible we will limit other projects in order to assist in the on-going social distancing efforts and to control the service charge costs incurred over the coming months.

The Estate Management team are being encouraged to work from home where possible but will be available by phone or email when not in the estate office.

We fully expect that a number of business on the estate will operate remotely or at least with reduced workforces and as the estate is quieter we would ask that you keep an eye on your neighbours property and report anything unusual to Security.

Transformation of Marsh Way Gateway Roundabouts:

 

You may have noticed work taking place on the roundabouts this month. Thanks to Havering Council and the London Riverside BID, the two roundabouts are being transformed with a planting scheme that, once mature, will provide a beautiful and natural entry point to our industrial park.

Once again the London Riverside BID area achieved a Silver Gilt London in Bloom Award and this project is part of the effort to achieve a Gold Medal.

Each roundabout, at approximately 33m in diameter, will be planted with low-level, intermingled plants, using a matrix of grasses and salt tolerant herbaceous perennials to achieve a look that creates a blend between ‘naturalness’ and native species, and provides a long season of flowering and nectar sources.  The informal planting scheme will require cutting back just once a year, and so will have interest all year round, including in the autumn and winter months when structural plants that are dying back will continue to provide interest, supplying materials for nests and winter hibernation.

The new building is significantly larger than the old and incorporates a second floor.  There will be a larger Board room to accommodate meetings, with additional office facilities, which may be sub-let in the future.The new building complies with modern building regulations and is equipped with solar panels and air source heat pumps to reduce its carbon footprint.

The first floor has been offered to the estate’s security, Security Projects UK Ltd, who have outgrown their current office facilities and were looking for alternative premises. Both Security Projects and we were keen to retain their presence on the estate as they are an integral part of the management of the Estate. Occupying the same office will facilitate and enhance the ability of the Estate Management and Security to work together as a team, thus continuing to providing a comprehensive service to the businesses on the estate.

LATEST REPORT FROM RENEWI

Renewi has not received any new fly complaints since the last newsletter in September 2019. As we now approach the winter the site has reduced is use of chemical controls as the fly numbers have dropped down significantly. Renewi will prepare for the next year’s fly management plan prior to Spring next year, when fly numbers start to increase again. Housekeeping and other measures will continue throughout the winter period as we approach our busy time during the festive period.

MAJOR FIRE BLACKWATER CLOSE 15TH NOVEMBER 2019  04.30 HRS

 

The estate’s mobile security patrol discovered a fire in a unit on Blackwater Close in the early hours of 15th November 2019 and immediately alerted the Fire Services. It was this early identification and prompt action that no doubt enabled the Fire Services to contain the fire as well as they did.

 

The fire was attended by 15 fire engines, along with 60 fire fighters who had brought the fire under control by 7.40 hours. The majority of the fire engines remained on the estate until approximately 1300 hours, leaving three fire engines to monitor the fire until 1700 hours. We thank the Emergency services for their efforts and skill in managing the fire and restricting the damage caused.

The number of fire engines on site caused a significant issue with access onto the Estate. We worked with Renewi to open up Creek Way to Estate traffic and utilised the private access from Creek Way into the yard of Archive Warehouse Ltd to provide a route onto the Estate during this difficult period.  A one way traffic diversion system was put in place by security until 1300 hours.  We must express our gratitude to Archive Warehouse for allowing access through their yard, as without this concession we would have experienced severe difficulties in managing the traffic onto the Estate.  We also thank Renewi for opening their electric gates in Creek Way. This is the first time a diversion system has been put in place on the estate, and for future reference we have ordered some useful signage, for example Road Closed, Diversion arrows, One Way Traffic and more road cones.

We take this opportunity to thank all of the business for their patience and for working with security to enable them to keep traffic on the estate moving, and security for all of their hard work and total commitment.

 

As you are aware, there is a Phased Evacuation Plan in place that is subject to a Communication Test annually, by Zone to ensure that contact details for businesses on the estate are correct, and up to date, so that in “real life” major incidents, all businesses within specific zones are contactable.
