Phase Eight – Reclamite BBA HAPAS Penetrative Asphalt Rejuvenation System Treatment

Following investigative core sample testing conducted in the summer of 2023 the Estate management team are proposing to treat the existing surfacing (approx. 6,800 sqm) of Marsh Way with an Asphalt Rejuvenation System Treatment over one weekend in May 2024. Subject to weather the current proposed date is Sunday 12th May between the hours 08:00 and 20:00 hrs. thereby causing minimal disruption to Estate stakeholders.

The treatment will involve closing the Estate from the gatehouse to the end of Marsh Way, with limited access and egress (one side of the road will be treated at a time) for emergency services / situations.

The proposed treatment is a “BBA Hapas approved spray applied maltene based cationic emulsion process” called Reclamite, which is exclusively supplied and installed throughout the UK and Ireland by Roadtechs. Reclamite is designed to penetrate through the existing voids in the asphalt surface and strengthen the asphalt and aggregate bond with the additional benefit of sealing the nano cracks within the surfacing matrix.

The purpose of this treatment is to extend the life of the existing surface and further delay the need to undertake costly resurfacing. Whilst resurfacing will ultimately be required it is hoped that the above process will delay this for a further 3 to 5 years and will reduce the on-going maintenance costs during that time, giving the Estate the opportunity to “save up” for what will be a costly exercise.

The Reclamite Asphalt Rejuvenation process was recently determined as the largest carbon reducing process of all surface treatment options in a detailed independent survey commissioned by the Road Surface Treatments Association.

We would like to thank the London Riverside BID for providing 50% match funding for this process, which is an innovation in road surface treatment technology.

 

 

 

 

 

 

 

 

 

Following on from the above process, it is our intention to “refresh” all of the white line markings on the Estate.

 

LATEST REPORT FROM RENEWI

Renewi will be operating through the Easter period, and will be open on Good Friday and Easter Monday, with usual weekend services through the Easter weekend. Bi monthly meetings between Renewi and Fairview Estate Management will commence again from April 2024. These meetings give us opportunity to discuss any upcoming works, concerns and any other matters that may arise and ensure all parties are able to communicate effectively and are aware of current goings on.

SECURITY GATEHOUSE DEFIBRILLATOR AND BLEED KIT

Together We Can Save Lives

As you are probably aware the BID successfully secured grant funding towards a defibrillator some time ago, which is now installed at the Security Gatehouse on the Fairview Industrial Park, with thanks to the British Heart Foundation.

Since installation, the defibrillator has been called out by businesses or the emergency services; but thankfully it has not been needed and all individuals concerned are well, however it is there for peace of mind.

Remember, that for a patient to have the best chance of surviving an out of hospital cardiac arrest, CPR and early defibrillation must be provided within the first 3-4 minutes of the cardiac arrest, followed by advanced life support within the first 8 minutes of the arrest.

If you ever need the defibrillator, it is located at the entrance to the Estate at the Security Gatehouse. Simply call the Security Projects team on 07528 968073. ALWAYS CALL 999 FIRST

The BID has also provided bleed control kits purchased from the Daniel Baird foundation for the defibrillator at the security gatehouse and other external defibrillators in the BID area.

DO NOT LEAVE ANY ITEMS OF VALUE OUTSIDE OF UNITS,        

 DO NOT LEAVE KEYS IN VEHICLES AND AVOID LEAVING VEHICLES UNATTENDED!!!!

THERE WAS A RECENT INCIDENT WHERE AN UNAUTHORISED VEHICLE ENTERED THE ESTATE AND PROCEEDED TO REMOVE ITEMS FROM A SKIP/OUTSIDE OF A BUSINESSES PREMISES.

ALSO, ANOTHER UNAUTHORISED VEHICLE WAS ACTING SUSPICIOUSLY OUTSIDE OF A BUSINESS PREMISES WHERE A LARGE AMOUNT OF STEEL HAD JUST BEEN DELIVERED. THE BUSINESS IN QUESTION CALLED THE MOBILE SECURITY PATROL, WHO IMMEDIATELY ESCORTED THE VEHICLE OFF THE ESTATE.

YOU WILL APPRECIATE THAT WHEN ASKED TO LEAVE, INDIVIDUALS CAN BECOME ABUSIVE / THREATENING.

WE CONFIRM WE ACTIVELY DISCOURAGE UNMARKED VEHICLES/VANS FROM ENTERING THE ESTATE

UNFORTUNATELY, ON OCCASIONS THESE VEHICLES/VANS HAVE BEEN INVITED ONTO THE ESTATE BY BUSINESSES TO REMOVE RUBBISH ETC.

THEREFORE, WE WOULD REALLY APPRECIATE IT IF YOU WOULD AVOID INVITING THESE VEHICLES ONTO THE ESTATE PLEASE.

In general, crime on the Estate appears to be under control.  All mobile patrol vehicles are fitted with on board cameras, on board tracking and panic buttons. The mobile patrol guards are fitted with body cameras.

There is a WhatsApp group operated by the Estate’s Security, and the Estate’s Management team that allows a prompt response when dealing with any incidents or issues.

The Fairview Industrial Park gatehouse/mobile patrol is linked ot other Security companies in the London Riverside BID area and the SNT/Police
